The trap is that "a new tile roof" and "a lift and relay" get quoted under the same heading at very different prices. Ask which one is in front of you, and ask what happens to broken tile that cannot be reused. Almost every tile roof problem in Chino is an underlayment problem, not a tile problem. Lifting the tile, replacing the felt beneath it and relaying the same tile runs about $667 – $1,317 a square. Concrete tile lasts 40 to 60 years and the underlayment beneath it does not, which is why a tile roof is usually lifted and relaid rather than replaced — and why an individual valley or flashing repair, at about $950 – $3,100, is often the whole of the job.
Lift and relay, which is usually the right job
The same tile goes back. That one sentence is the whole of the difference in price. Tile lift-and-relay, per square in Chino: $667 – $1,317. Existing tile comes off, new underlayment goes down, the same tile goes back.
A tile roof does not fail from the top down. The tile outlives the felt beneath it by decades, so what wears out on a tile roof in Chino is the underlayment — and the first evidence is usually a rain-driven leak into a room that has been dry for thirty years. Not all of the tile survives being lifted. A few per cent breakage is normal, matching a discontinued profile is the hard part, and a quote that does not say what happens to unusable tile has a hole in it.
Where it does well in Chino, and where it does not
How this covering behaves depends far more on where it is than on whose name is on the bundle. The coverings that actually turn up on houses in Chino are asphalt shingle, concrete or clay tile, metal, and low-slope and flat sections.
Impact-rated asphalt shingle in Chino runs about $850 – $1,300 a square installed, or $16,000 – $39,000 for a roof of typical size here. Rated life 25 to 35 years. Class 4 rated. Often earns an insurance discount where hail is a factor. Clay barrel tile in Chino runs about $1,600 – $3,300 a square installed, or $30,500 – $99,000 for a roof of typical size here. Rated life 50 to 80 years. Often salvaged and re-laid over new underlayment rather than replaced. Concrete tile in Chino runs about $1,300 – $2,100 a square installed, or $24,500 – $63,000 for a roof of typical size here. Rated life 40 to 60 years. The tile lasts far longer than the underlayment beneath it, which is the catch.
The failures that actually turn up here
Knowing what fails here first tells you what to look at, and what to be sceptical of when somebody quotes a full replacement for it. Marine layer damp and slow drying in Chino: Slopes that never get direct sun stay wet for hours after the fog burns off, and that is where moss, lifted shingles and soft decking start. Ember and wildfire exposure in Chino: Class A assemblies and closed-off vents matter more here than the colour of the shingle. Anything on that list is a repair long before it is a replacement, provided somebody notices.
What it costs in Chino
What this runs locally, with the caveat that nobody prices a roof properly without standing on it. 3-tab asphalt shingle in Chino runs about $550 – $725 a square installed, or $10,500 – $22,000 for a roof of typical size here. Rated life 15 to 20 years. The cheapest thing that still counts as a roof. Fewer and fewer crews will install it.
Roof inspection in Chino: Free – $500. Frequently free when it is tied to an estimate. Paid inspections buy you a written report you can hold somebody to. Rotten decking, per sheet replaced in Chino: $100 – $200. Only found once the old covering is off. Always budget for some. Treat that as the range a real quote should land near, not as a price anybody has offered.
